Finding where a leak starts
Water travels. A drip appearing halfway along the house wall often enters two metres away at a lifted flashing and runs along a purlin before it falls.
So diagnosis starts at the high side and works down. The flashing into the existing roof, the sheet laps, the fixings, and the junction where the patio meets a wall or a downpipe.
Flashing is the most common culprit by a wide margin. On tiled roofs it is usually a flashing laid over the tiles instead of under them, and on metal roofs it is a lap running the wrong way.
Fixings come second. Screws driven at an angle, or with perished washers, let water in one drop at a time for years before anyone notices the stain.
